SINGLE FAMILY HOME SALES: Alaska

Compared to last year Single Family (SF) Home sales doubled in the 1st quarter 2018.  48 homes been sold in 2018 as compared to 22 homes last year. Average days also have increased significantly. Last year in 2017 it was 57 days and it has gone up to 93 days in 2018.

This year 1st quarter the average home sales prices has gone up by 6% overall from $388K to $414K. Another higher category of homes $450k to $650K, the sales has gone up by triple in number(from 5 to 16) but the average sales prices for this period has been lower.($534k in 2017 comapared to $513K in 2018). More lower end price range homes been sold in 2018 which lowered the average sales price. Thats why, the average medium home sold price was $483,285 as compared to $550,000 of 2017.

Comparing sold prices to list prices reveals that homes are selling at slightly below list price and that difference was greater in 2018. There are 50 SF homes listed for sale as of 4/18/2018.

Hence, if we compare the single homes sold prices to list prices then we see that homes are selling at slightly below list price and that difference was greater in 2018.
